Land with Building Permit
This large plot of land for sale in Hungary is located in a small village of Csakbereny on the southern slopes of the Vertes Mountain range.
Due to its unusual terrain attributes, this area hosts an exceptionally high variety of wildlife species and visitors can also sample wines brewed on the historical Vertes Mountain. The land is at the border of the nearby national park and approximately 80 km southwest of the capital city Budapest and is easily accessed by main highways from the airport.
The land is 185 hectares (1,850,000 sq m) of cleared city planned land and the larger part is flat and not processed. However on the north east part there are some concrete buildings and on a narrow road there is a small weight house (60 sq m) to the right hand side. Today the house stands empty and is not in use.
Further down this country road you will see three larger hangars and a worn down building. The hangars are about 1,800 sq m each and are protected from the wind and rain so storage of machinery and materials is possible.
There are also two drilled wells with depths of 96 metres and 235 metres. They have permits which allow the owner to withdraw 400,000 cubic metres of groundwater annually. To some extent a sewer system has been built but does not cover the entire property.
The advantage of this beautiful land is that it is city planned which means that the owner has the possibility to develop whatever he or she wishes. It could be anything from villas, apartments, residential houses, hotels, factories or other similar facilities.
The building permit for the land is approved and available (valid until year 2020, there is an option to prolong it with another 5 to 10 years).
